  • Cooling Off Period
    A 7-day cooling-off period applies after the property sends an email confirming that the booking is complete. Cancellation is allowed during this period provided the keys have not already been collected. Cancellation can be requested by emailing the site team. No charges will apply, and the deposit or any advance rent payments made will be returned. After the 7-day cooling-off period, the resident remains responsible for all amounts due under the tenancy unless a suitable replacement

    Cancellation may be considered if the student is unsuccessful in obtaining a required visa to study at their chosen university. Written evidence of the visa outcome must be provided within 5 days of receiving it. The cancellation request must be reviewed and formally accepted by the property.   • Replacement Tenant Accepted
    A replacement tenant may be used to take over the tenancy obligations in certain circumstances. The replacement tenant must be found and accepted in accordance with the tenancy assignment policy. After the cooling-off period, the resident remains liable unless a suitable replacement tenant is found and accepted or a new tenancy is entered into. For a No Placement No Pay cancellation, any replacement arrangement should be discussed with the General Manager.
  • Extenuating Circumstances
    After the tenancy start date, cancellation may be considered due to:A medical condition that was not known when the tenancy started. A family bereavement or circumstance that was not reasonably known when the tenancy started. The student must submit a written request to the General Manager with evidence of the reason and withdrawal from the university. Documentation must be submitted in English.   • Other cancellation policies
    Cancellation may be considered if the student's course requires a compulsory or formally recognised placement and the student is unsuccessful in securing a required university-approved placement, or if the placement location is not reasonably commutable from the accommodation.     A Holding Deposit is required to book a room. The Holding Deposit will not exceed 1 week's rent. The Holding Deposit is treated as a payment towards the first rental payment. The Holding Deposit is credited to the resident's rent account upon check-in. If the booking is not completed within the applicable booking deadline, the Holding Deposit may be retained.

    Can I book a viewing?

    You’re welcome to ask to be placed in a room near your friends or within the same flat, and they’ll do their best to make it happen, depending on availability. If you prefer to live in a single-sex flat for cultural or religious reasons, you can also request this, and we will accommodate it where possible.

    Do you have any accessible rooms to book?

    If you require an accessible room, they ask that you please contact the site you wish to book directly to discuss the availability of accessible rooms.

    I can no longer make my viewing, can I reschedule?

    No worries at all, these things happen! Just let them know by speaking to the property team of the building you had planned to view, and they’ll happily sort a new time/date for your viewing.

    What happens if I can’t pay my rent?

    What if my student loan is late?

    If your student loan payment is late, speak to your site team as soon as possible, and they will be able to advise.

    When is my rent due?

    Can I bring my own electrical appliances?

    You’re welcome to bring small appliances, as long as they meet UK safety standards. For everyone’s safety, they can’t allow any overseas electrical equipment that doesn’t meet British regulations.

    Can I have guests?

    Of course! Guests are welcome; however, you may have one overnight guest for no more than three consecutive nights. You must ensure your guest also follows our community guidelines.

    Does my room have bedding?

    Your room will be a blank canvas, ready for you to make it your own.

    How do I make a complaint?

    If you’re a current resident, the quickest and easiest way to resolve an issue is to speak to a member of the site team at reception. Many concerns can be resolved there and then, and their team will always do their best to help. If your issue can’t be resolved immediately, or you’d prefer to raise it formally, you can submit a complaint by email to the General Manager. Your complaint will be reviewed and investigated in line with our complaints process. If you’re no longer living with them, or you’re a member of the public wishing to raise a concern, you can contact them using the contact details.
